2004. Tampa, FL (Conceptual Design)
Concept: The neighborhood of Seminole Heights in Tampa, Florida is a historically rich residential community of craftsman styled bungalows sprinkled in between it's regimented lots and alleys with small businesses dating back to it’s establishment in the mid 1920’s. The diverse older neighborhood is seen as a “collection of old books” which was the overlying concept of the mixed use design of retail, restaurant and residential units.
Program: The building, situated on the corner of Florida Avenue and Sligh Avenue, is positioned to take advantage of the heavily traveled Florida Avenue. The corner element provides 8,500 s.f. of retail space along with a anchoring stair element which is lit like a lantern at night. Adjacent to the two corner retail bays, is a restaurant with outdoor seating. The cantilevered residential units above enclose the outdoor seating space providing shade and shelter from the elements.
The 8 residential units above each have a second story bedroom loft and exterior balcony which is achieved by staggering the cast in place concrete structure. Vertical light wells seen as the “voids between the books” flood shifting daylight across the concrete wall and deep into the living space.
